The subject property is located west of the intersection of Spragues Road and Shouldice Side Road, as shown on the location map below.
The property is municipally addressed as 1699 Spragues Road. The irregularly shaped lot is approximately 24.6 ha (60.9 acres) in size with a corresponding lot frontage of approximately 520 m (1,709 ft) onto Spragues Road.
The subject property consists of a single detached dwelling and accessory buildings.
The subject property is serviced by private well and septic systems. Surrounding land uses are primarily rural residential and agriculture.
The purpose of the proposed site alteration is to facilitate the construction of a privacy berm along the Spragues Road frontage.
The construction of the berm will result in approximately 11,000 m3 of fill being relocated from the excavation of the new single detached dwelling and accessory structures, as well as excess fill from the driveway construction.
As per Section 3.3 of the Township’s consolidated By-law 2612-14 to regulate the placing or dumping of fill, alteration of the grade of, or removal of topsoil from land within the Township:
Where the intended Alteration includes the use of Fill in a quantity exceeding 1,000 cubic metres:
a) the Township shall hold a public meeting for the purpose of giving the public an opportunity
